Crime Free/Drug Free Lease Addendums


A lease addendum is a civil contract between a landlord and tenant whereby the rental applicant agrees prior to tenancy to abide by the rules of the property and not to participate in or allow criminal activity to occur within their sphere of influence.

Lease addendums are a vital part of the Crime Free Multi-Housing Program. This addendum states that the renter, any member of the renter's household, a guest or other person under the resident's control, will not engage in or allow drug related illegal activity, any acts of violence or threats of violence, or crime in general on or near the property. Under the Crime Free/Drug Free lease addendum, it is understood and agreed that a single violation shall be good cause for termination of the lease. Unless otherwise provided by law, proof of the violation shall not require a criminal conviction.
