Brainerd Industrial Park
LOT INFORMATION
The current price for lots in the Brainerd Industrial Park Phase
II and Phase IV are $24,000 per acre plus assessments. Lots
are available in Phase II and
Phase IV. All improvements have been made in Phase II
with improvements being completed in Phase IV in 2008. Note
that assessments do not include water availability (WAC) and
sewer availability (SAC) charges. Contact the Building
Inspection Department for a calculation of these fees based on
use. The industrial park is zoned I-1 Light Industry. Zoning requirements
can be found in Section 515.33 of the Brainerd
City Code.
The property is also subject to various other codes and ordinances
including storm water management, parking, and landscaping
requirements to name a few. Therefore, it is important to contact
the City to discuss the proposed purchase, use and requirements.

SITE PURCHASE PROCESS
1. Contact City staff or the Brainerd Lakes Area Development
Corporation (BLADC) to discuss the property and/or to arrange
a meeting.

2. If it is decided to move forward with the purchase, the details
are negotiated and presented to the Brainerd Economic Development
Authority (EDA). The EDA meets on the Thursday prior to the Monday
City Council meeting. The recommendation of the EDA is then presented
to the City Council at a regularly scheduled meeting for final
approval. The Council meets on the 1st and 3rd Monday of each
month.
3. If the Council approves the sale, finalizing the transaction
takes place. The process takes from 30 – 90 days depending
on the complexity.
OTHER REQUIREMENTS
Land costs, assessments and all other closing costs are due
and payable at closing. Purchasers must start construction of
a facility on the site within one year of the purchase or the
property reverts back to the City through a deed restriction.
If the project does not move forward within the one year period,
the purchase price including the assessment costs will be refunded.
